BBI stands for best business and investment perspectives / Strong partners found to develop properties around the airport

Between 4 and 6 October 2010 Berlin Airports will be exhibiting at the Expo Real, the 13th international trade show for commercial real estate and investments. The main focus of the company’s marketing activities will be on two attractive development projects at the new airport: the Airport City and the Business Park Berlin. All developments offer investors highly promising investments and development perspectives at Berlin’s new capital Airport BBI.

The improved infrastructure will trigger growth throughout Berlin and Brandenburg as a prime business location. We intend to use Expo Real to bring the potential of BBI as an investment location to the attention of even more investors.”

Berlin Airports is exhibiting at Expo Real 2010 in the ‘Airport Region’ section of the joint Berlin-Brandenburg stand in Hall B2 at Stand B2.420.

Construction work starts at the Airport City

The start of construction of an exciting new development kicked off on 28 September 2010 with the symbolic casting of a crane foundation at the Airport City right in front of the terminal. This marks yet another key milestone for Berlin Airports on the way to building Berlin’s new Capital Airport BBI, which is scheduled to commence flight operations on 3 June 2012. Over the next few months, an urbane new service complex is to be built on an area spanning 16 hectares. Seven buildings will be built here in time for the opening of BBI: four multi-storey car parks, a car hire centre, a 4-star hotel and an office and service complex.

Strong partners found for the construction of the first third-party investment projects

2010 has been a successful year for Berlin Airports. Strong partners have been found for the development of the first third-party investment projects at the new airport.

Deutsche Anlagen-Leasing will build four multi-storey car parks offering space for around 10,000 cars and a car hire centre in the Airport City. DAL will also develop a building for the security service companies and three buildings for the ground services companies at BBI, bringing the total sum invested to €240 million.

Project developer ECE Projektmanagement will work together with the Steigenberger Group to develop a 4-star superior Steinberger Hotel with an adjoining conference area spanning approximately 4,300 square metres at the new airport. ECE and Berlin Airport signed a 60-year ground lease contract. At the same time, ECE and Steigenberger Hotels AG signed a 25-year operating contract.

In the immediate vicinity, Fay Projects GmbH will be building the ²BAC, the Berlin Brandenburg Airport Center, an office and service complex comprising a six-storey office building with 24,000 square metres of office space. The new development will be the first office building in the Airport City. The new office and service centre will offer additional space outside of the terminal for businesses, including airlines and aviation or airport service providers.

Dietz AG is building a new cargo centre for belly freight in the Service Area North, which lies to the north-east of the Airport City. The area of the new cargo centre will be approx. 32,000 m² in size; it will border on the airside security zone and will have direct access to the apron. The development will provide space for public authorities such as customs and the border veterinary service, as well as offices and recreation rooms. The initial capacity of the centre when BBI opens will be up to 60,000 tons of cargo per year.

The property investor Harder & Partner is building a 12,000 m² maintenance hangar to the west of the new BBI. A contract granting a 60-year ground lease has been signed between Harder & Partner and Berlin Airports, and rental agreements have been signed by the airlines Air Berlin and Germania who will jointly use the maintenance hangar.

Further investor at the Business Park Berlin

Plots at the Business Park Berlin continue to sell fast. In September Berlin Airports sold 16,000 m² to Nuremberg project developer PROJECT PI Immobilien AG. The plot is situated in a prominent location in the entry area of the Business Park Berlin.

To date, 38 per cent of Business Park Berlin has been sold, and options have been taken out on other plots. The first development stage has been completed and second is under planning. The first structural work at Business Park Berlin is scheduled to start in 2011.
